Wise County is not the same market it was five years ago. New subdivisions are going up in Decatur, Rhome, Boyd, and along the 114 and 287 corridors, the ISDs are adding buildings, and retail is following the rooftops. You can still buy acreage here, and plenty of people do, but most weeks Will is showing brand-new homes and in-town resale.

Will and his family moved from the Denton County suburbs out to Paradise, so he works both sides of this market every week: which builders are active and what their incentives are actually worth, and what an older place on a few acres needs before you sign. He has already done the homework most buyers here are about to do.

He will also tell you honestly which one fits you. A new home on a normal lot with city water and a builder warranty is the right answer for a lot of families. Acreage is the right answer for others. You should hear that comparison before you sign, not after.

Ag exemption & rollback

Keeping the exemption in place, what qualifies, and the rollback tax exposure if the use changes after you buy.

Mineral rights

Who owns the minerals, what is leased, and whether a producer can put equipment on your ground.

Frontage & easements

Legal access, shared drives, utility easements, and how far power has to run to reach the build site.

Financing
